Drying leaves gaps. There may be a low cut along the walls where drywall could not dry in place, baseboards pulled off to let air in, a section of ceiling that came down or flooring that had to come up. Repairs put it back, and they start once the last room reads dry.
Priced, then booked
On the last drying visit we go through what came out and what goes back, room by room, with the price. Work starts when you OK it. The repair days are booked around your week, and before each day ends we agree the next one with you.
What we put back
- Drywall for walls and ceilings, taped and finished to meet the wall around it
- Baseboards, and the trim that came off with them
- Flooring that came up, from carpet and pad to laminate and vinyl plank
- Primer and paint
Many LA walls carry a texture, orange peel or knockdown. New drywall gets the texture of the wall around it before the paint goes on, so the patch blends in as closely as it can.
How the repair days run
- Floors and furniture near the work are covered, and runners go down from the door.
- New drywall goes up along the cut and is taped. Joint compound needs time to dry between coats, so this part runs over a few days.
- Primer, then paint. The whole wall is usually painted, corner to corner, so the repair is less likely to show as a different shade.
- Baseboards and flooring go in last.
- On the last day you walk the rooms with us before we roll anything out.

What changes the total on repairs
- How much wall, ceiling and floor came out
- The flooring that goes back down
- Whether the paint has to run across a whole room to match
- How many rooms are involved
You see the price before any repair day is booked. In most cases we bill your insurer directly. You pay your deductible plus anything your policy excludes. Coverage is your insurer’s decision.
Questions about repairs
Is the repair work tied to the drying?
No. The repair price is separate from the drying, and you decide whether we go ahead.
How long do repairs take?
It depends how much came out. A low cut along one room’s walls is usually a few days’ work, mostly waiting for compound and paint to dry. You have the days before you OK the price.
Do we move out for the repair days?
Usually not. Where the job allows, work goes a room at a time. What isn’t being worked on stays covered, and the tools are cleared away each evening.
What if the drying was done by someone else?
Call us for a free visit. We check that the rooms read dry before anything is closed up, then price what goes back. If you started with us, the drying week already ends with that price.
