Mold needs water. Where it grows indoors, the damp behind it has usually been there a long time: a slow drip inside a wall, or an old leak that was mopped up but never dried underneath.

What the free look covers

When we call you back, we agree a time for the free look. Meters and a thermal camera show whether the wall, ceiling or floor behind the spot holds water, and how far the damp has spread. Before we leave, you know what is there and what removing it would take. You owe nothing for that visit, whatever you decide.

Mold found while we’re drying

Sometimes drying a leak turns up mold that was already there, behind a baseboard or under a sink. If we find it, we show you before the plan changes. Mold grows where material stays wet, which is why we come back every day.

How a mold job runs

  1. The water comes first. If a pipe is feeding the mold, the leak itself is a plumber’s job and billed separately, and it’s stopped before removal starts.
  2. What comes out and how many days it takes go on the plan with the price, and removal waits for your OK.
  3. On the first removal day we seal the area off, then remove the mold and the material it has grown into.
  4. We come back every day at a time we set together, test the same marked spots and dry what stays.
  5. On the last visit we go through the cleaned area and the final numbers with you, before the area is opened up.

What goes back afterward, the drywall, paint and flooring, has its own price, on repairs after drying.

What changes the total on mold removal

  • How much material the mold has grown into
  • Whether it’s inside one closet or bathroom, or spread across rooms
  • Whether the attic or the space under a raised floor is involved
  • How long the area takes to dry once it’s open

The look is free, and you see the price before any removal starts. Whether insurance pays usually turns on the water that caused it, and that is your insurer’s decision.

How long does removal take?

It depends how much has to come out, and the plan says how many days before you OK it. Drying what stays is part of it, so if one area lags, we tell you why.

Do we have to be home on removal days?

Someone needs to let us in. Before each visit ends we agree the next time with you, and a key, a neighbor or the building manager works too.

I rent it. Who approves the removal?

Your landlord or manager. Call us yourself, and after the free look we send them the same photos and numbers you get. We can phone them while we’re there.

What if the damp comes from the unit next door?

We start in your unit. If it comes through a wall or ceiling you share, our notes say where we found it started, and with your OK both owners or their managers get the same photos and readings.
